Payment relief and total cost are not the same thing

A refinance may reduce monthly obligations by extending repayment or changing the rate and structure. That does not automatically mean it reduces the total cost of borrowing.

Frequently asked questions

Mortgage refinancing in Ontario

What does it mean to refinance a mortgage?

Refinancing generally means replacing or changing your existing mortgage, often to increase the amount borrowed, change the term or rate structure, consolidate debt or access equity. Qualification, costs and lender requirements apply.

How much equity can I access?

The available amount depends on the property value, current secured balances, lender rules and your ability to qualify. Use the calculator for an initial estimate, then confirm the numbers through a personalized review.

Can refinancing lower my monthly payments?

It may lower total monthly outflow in some situations, particularly when higher-payment debts are consolidated. A lower monthly payment can also result from extending repayment, so compare total borrowing costs as well.

Can I refinance before my renewal date?

Potentially, but breaking a closed mortgage may involve a prepayment penalty and other costs. The decision should compare those costs against the expected benefit of refinancing now.

Does using the calculator affect my credit score?

No. Entering estimates into the website calculator does not require a credit check. A credit check may be required later if you choose to proceed with a mortgage application.
